White zinc sulfate moss treatment along the ridge of a shingle roof in Federal Way, WA

Home › Projects › Gutter Cleaning in Federal Way

High Point Gutter cleaned the gutters and downspouts on a two-story Federal Way home on October 14, 2026, treated the roof for moss, and cleaned a skylight. Two items were added on site: two permanent stainless steel roof anchors, and brushing lichen off the metal roof of a backyard gazebo. The crew also recorded a badly rusting furnace vent on the roof.

What the homeowner booked

The quote, signed October 7, covered a gutter cleaning, a moss treatment for the shingle roof, and one skylight. The crew did the work on the morning of October 14.

What the crew found on the roof

Two things on this property were not in the original quote.

Lichen on the gazebo roof. The backyard gazebo has a green metal roof, and the crew noticed lichen growing on it. Brushing it was added to the job on site. The job record notes that lichen can leave scarring on the finish even after brushing.

A rusting furnace vent. The crew recorded the furnace vent on the roof as severely rusting and photographed it. That is outside gutter work, but it is the kind of thing a crew sees from the roof that a homeowner may not see from the ground. A vent in this condition is worth showing to a heating contractor.

Why the roof anchors were added

The crew installed two permanent stainless steel roof anchors, added to the job on site. An anchor gives the crew a fixed tie-off point on the roof, which reduces fall risk during the work. It stays on the roof after the job, so it is there for future gutter, roof or exterior maintenance.

Cleaning and moss treatment

The crew hand-cleaned every gutter, cleared every downspout, and picked up the debris that fell. They cleaned the outside of one skylight pane.

The moss treatment is a white powdered zinc sulfate monohydrate. It treats the moss rather than scraping it off. Per the product description on the quote, visible results typically show over four to six weeks as the moss dies and rain washes it away, and the white residue is expected during that time. On this roof, the crew applied it along the ridges.

Gutter cleaning cost in Federal Way, WA

This project fell in the $1,000 to $1,600 range. That covered the gutter and downspout cleaning, the moss treatment, one skylight pane, and the two items added on site: two roof anchors and the gazebo lichen brushing.

The roof anchors were the largest single item. Without them and the gazebo work, this cleaning and moss treatment would have landed well below this range. A home that already has anchors, or does not need moss treatment, costs less. This range reflects the scope of this completed project and is not a current quote.

What homeowners should know

Ask whether your roof has anchors. If it does not, a crew may recommend installing them, and they stay for future visits.

Ask for photos of anything the crew notices. On this visit, the crew flagged a rusting furnace vent that had nothing to do with the gutters.

Moss treatment takes time. The white powder stays on the roof for a while, and visible results typically take weeks, not days.

If you are cleaning gutters every year under trees, gutter guards may be worth pricing on the same visit.

Related questions

How much does gutter cleaning cost in Federal Way, WA?

This Federal Way visit fell in the $1,000 to $1,600 range for gutter and downspout cleaning, a moss treatment, a skylight, two roof anchors and lichen brushing on a gazebo roof. A cleaning on its own costs much less.

What is a roof anchor?

It is a permanent stainless steel attachment point on the roof that the crew ties off to. This home got two, and they stay in place for future maintenance.

Does moss treatment remove moss right away?

No. It is a treatment, not a removal. Per the product description, visible results typically show over four to six weeks as the moss dies and rain washes it off.

Can lichen be removed from a metal roof?

On this project the crew brushed lichen off a gazebo’s metal roof. The job record notes that lichen can leave scarring on the finish even after brushing.

How long did this visit take?

One visit on the morning of October 14, 2026, including the added roof anchors and gazebo brushing.
