Finished custom brown gutter along an entry canopy of a new apartment building in Kirkland, WA

Home › Projects › Commercial Gutter Installation in Kirkland

High Point Gutter installed a custom gutter on the entry canopy of a new senior apartment building in Kirkland in January 2026, working for the building’s general contractor while the building was still under construction. The gutter was fabricated to order, brought to the site, and set into the membrane-lined edge of the canopy roof on January 23. The job also called for two 3-inch round downspouts at the front entry, which the general contractor asked the crew to build and leave on site so they could be painted and hung after the building’s metal trim went on.

What High Point found

When the crew arrived on January 22, the building was still being finished. The photos show weather barrier still exposed on parts of the walls, scissor lifts at the entries, and new landscaping going in. The entry canopies have flat roofs covered in a black membrane, and along the outer edge of one canopy the membrane was folded down into a channel, ready for a gutter.

Most of that first day’s photos are measurements. The crew held a tape against the canopy fascia and the brown metal trim at several points, checking heights and the offsets where the trim pieces step out from each other. At the base of the canopy columns, white PVC drain stubs came up through the concrete, waiting for downspouts.

Why the gutter was custom

This was not a standard K-style run hung on a fascia board. The canopy edge is finished in flat metal trim, and the gutter had to sit inside the membrane channel and line up with that trim. The job’s only gutter line is a custom gutter, fabricated to order and delivered to the site.

The downspouts were handled differently too. The general contractor asked the crew to build the two 3-inch round downspouts and leave them in the garage. The contractor’s team planned to paint them and hang them once the metal trim was on the building, so they would match.

How the gutter was installed

On January 23 the crew worked from a scissor lift and ladders. The job file logs a safety inspection that day. The gutter was set into the membrane channel along the canopy edge and held in place with hangers fastened across its top. At the corners the gutter was fabricated to turn with the canopy, and the photos taken from underneath show the corner pieces closing against the trim.

When the crew left, the canopy edge read as one continuous brown band with the trim above it. The downspouts were not hung that day, by the contractor’s choice, so the finished photos show the gutter without them.

Commercial gutter cost in Kirkland, WA

This project fell in the $1,600 to $2,700 range. The custom gutter was most of the cost, and the two downspouts were the rest. Because the gutter was fabricated to order and the downspouts were left for the contractor to finish, this was a short, focused job, not a whole-building gutter system. A canopy with longer runs, more corners, or downspouts hung and connected by High Point would cost more. This range reflects the scope of this completed project and is not a current quote.

What builders and property managers should know

Plan the gutter with the trim. On this building the gutter had to sit in the membrane channel and line up with the metal trim, which is why the first visit was all measurements.

Decide who paints and hangs the downspouts. Here the contractor wanted them painted with the trim, so High Point built them and left them on site rather than hanging them bare.

Check where the drains come up. The PVC stubs at the column bases set where the downspouts would land before any gutter work started.
