Commercial Gutter Replacement in Kent, WA: Custom Steel-Profile Gutters for a Bank Drive-Through Canopy

October 12, 2026

Steel drive-through canopy gutter packed with debris before replacement in Kent, WA

Home › Projects › Commercial Gutter Replacement in Kent

High Point Gutter replaced the rotted steel gutters over a bank branch’s drive-through canopy in Kent in September 2025. The metals shop fabricated 98 feet of custom gutter to match the existing profile, and the crew installed it with four custom outlets and gutter covers in place of failed foam inserts. On the main building, they resealed 11 seams and end caps on the steel gutter above the teller window and added counter flashing at the metal coping over the drive-through window. The site was assessed August 7 and the work was done September 23, 2025.

What the property needed

The estimator walked the site on August 7 and photographed the canopy and building gutters. Two problems stood out. The steel gutters over the canopy, between lanes 1 and 2 and between lanes 2 and 3, had rotted out. And the foam inserts in those gutters had failed.

Photos from the assessment show the canopy troughs packed with debris and staining along the gutter walls, and corrosion breaking through the finish on the underside of the steel.

Why custom-fabricated gutter

These steel canopy gutters have their own profile. The quote called for High Point’s metals shop to fabricate 98 feet of new gutter to fit the existing profile, so the replacement would match the canopy and tie back into the drainage already in place. Four custom outlets connect the new gutters to the existing downspouts.

The foam inserts came out with the old gutters. In their place, the quote added 98 feet of gutter covers on the new canopy gutters. The quote gives one specific reason for the covers: keeping birds from nesting in the gutters.

Reseal and flashing on the building

The gutter on the south side of the building, above the teller window, is steel in 10-foot sections, so it has a seam every 10 feet. The building’s downspouts run inside the walls. Rather than replacing that gutter, the quote called for resealing it: removing the old sealant, mechanically cleaning each seam, and resealing all 11 seams and end caps.

Above the glass drive-through window, the crew added counter flashing and sealed the metal coping with silicone to help keep overflow from reaching that area.

How the work was done at an open business

The quote set clear limits. High Point’s scope was the gutters and downspouts only, with no interior repairs inside the bank. The crew would need to block drive-through lanes at times to work overhead. On September 23, the crew completed the company’s safety hazard sheet and fall protection plan, removed the old canopy gutters and foam, installed the custom gutters, outlets, and covers, resealed the building gutter, added the flashing, and cleaned the gutters.

Commercial gutter cost in Kent, WA

This project fell in the $5,800 to $9,600 range. That covered removing 98 feet of old steel gutter and the failed foam, 98 feet of custom-fabricated gutter, four custom outlets, 98 feet of covers, resealing 11 seams and end caps, the counter flashing at the window coping, and a gutter cleaning.

The custom gutter and the reseal were the two biggest items. Shop fabrication to match an existing profile costs more per foot than a standard seamless residential gutter, and seam resealing is detailed hand work on each joint. This range reflects the scope of this completed project and is not a current quote.

What property managers should know

Not every failed commercial gutter needs a full replacement. On this site, the rotted canopy gutters were replaced, while the building gutter was resealed seam by seam.

Foam gutter inserts can break down. Here they had failed and were removed with the old gutters, and covers went on the new ones.

Plan for access. Overhead work on a drive-through means closing lanes at times, and the quote said so up front.

Related questions

How much does commercial gutter replacement cost in Kent, WA?

This Kent drive-through project fell in the $5,800 to $9,600 range for 98 feet of custom steel-profile gutter with covers and outlets, plus resealing 11 seams on the building gutter and new flashing. Commercial costs vary widely with gutter profile, height, and access.

Can commercial gutters be custom-made to match an existing profile?

Yes. On this project High Point’s metals shop fabricated 98 feet of gutter to fit the existing canopy profile, with four custom outlets to connect to the existing downspouts.

Can leaking steel gutter seams be resealed instead of replaced?

On this building they were. The crew removed the old sealant, mechanically cleaned each seam, and resealed all 11 seams and end caps on the steel gutter above the teller window.

Why were gutter covers added on the canopy?

The old gutters had foam inserts that had failed. The quote replaced them with gutter covers on the new canopy gutters, specifically to keep birds from nesting in the gutters.

Did the work close the drive-through?

The quote noted the crew would need to block drive-through lanes at times to complete the overhead work. The work was done on September 23, 2025.
