Commercial Gutter Repair in Redmond, WA: A Four-Story Apartment Building Tune-Up, and Why the Downspouts Kept Blowing Off

October 19, 2026

New white 6-inch K-style gutter over a covered apartment entrance in Redmond, WA

Home › Projects › Commercial Gutter Repair in Redmond

High Point Gutter completed a full gutter tune-up on a four-story apartment building in Redmond in April 2026. The crew replaced a 42-foot U-shaped section of 6-inch gutter over a first-floor entrance and replaced a 10-foot gutter section with a missing four-story downspout. They also reattached loose gutters and downspouts, and screwed every downspout crosspiece to the building. None had been fastened before, and the wind kept blowing them off. The work was done April 13 and 14, 2026, from 40-foot ladders and the roof.

What the property needed

The estimator walked the building on November 6, 2025, and photographed every problem. Downspouts were hanging loose or had come apart. One downspout section lay crushed in the shrubs below. Crosspieces, the downspout section that runs from the gutter back to the wall, were missing in several places, and gutters were pulling away from the building.

Before, November 6, 2025: a crushed downspout section that had come off the building.

The quote names the cause plainly. None of the downspout crosspieces were held in place by screws, so the wind kept blowing them off, one at a time.

How the work was scoped

The quote, revised on April 7, 2026, was a tune-up, not a re-gutter. It listed the work: replace the 42-foot U section over the east entrance, reattach the gutters and downspouts that were coming off, replace a mis-manufactured 10-foot gutter, add the missing four-story downspout at the right front of the building, replace fallen crosspieces in at least five spots, and put a screw in every remaining crosspiece.

It was just as clear about what it did not cover. Gutters that had already corroded through were not being replaced. Bent gutters and crumpled downspouts that still worked were left in place. Anything that could not be reached safely from a 40-foot ladder would be left as is, and the quote named one or two spots of concern.

How the work was completed

Height drove the job. On April 13 a crew member inspected the roof for anchors and confirmed one every 15 feet around the ridge. The crew notes say a fully extended 32-foot ladder was not safe for getting on and off the roof, so they used 40-foot ladders. While anyone worked from a ladder, one crew member acted as a dedicated safety supervisor.

Over April 13 and 14 the crew replaced the entrance U section and the 10-foot section in 6-inch K-style, added the four-story downspout, re-hung the loose runs, and fastened the crosspieces. Everything new went up in Low Gloss White to match. The crew also noted that the Phillips-head screws already in the system were not High Point’s.

Behind the gutter line at the entrance, the photos show dark, deteriorated wood trim. Trim repair was not part of this quote. It is documented here as found.

Commercial gutter repair cost in Redmond, WA

This project fell in the $10,400 to $17,400 range for one building: the 42-foot entrance section, the 10-foot replacement, the new four-story downspout, the reattachments, the crosspiece fixes around the whole building, and the safety setup to do it on a four-story structure.

On a building this tall, access is a large part of the cost. Long ladders, roof anchors, roof work, and a dedicated safety supervisor all add time. A low-rise building with the same list of fixes would cost less. This range reflects the scope of this completed project and is not a current quote.

What property managers should know

Small parts cause repeat calls. On this building the crosspieces had no screws, so the wind kept taking them off. Fastening every one was cheaper than replacing them one at a time.

A tune-up quote should say what it leaves out. This one listed corroded-through gutters, working-but-bent pieces, and spots unreachable from a 40-foot ladder.

Ask how the crew will work at height. Here that meant 40-foot ladders, anchors every 15 feet, and a safety supervisor on site.

Related questions

How much does commercial gutter repair cost in Redmond, WA?

This tune-up on one four-story building fell in the $10,400 to $17,400 range, including two gutter replacements, a new four-story downspout, reattachments, crosspiece fastening, and the safety setup.

What is a downspout crosspiece?

A crosspiece is the section of downspout that runs from the gutter back to the wall. The quote calls it the part that goes from the gutter to the wall. On this building none were screwed on, so wind kept blowing them off.

Why weren’t the corroded gutters replaced?

The quote was scoped as a tune-up. It said up front that gutters already corroded through would not be replaced on this job.

How did the crew work safely on a four-story building?

The crew confirmed roof anchors every 15 feet along the ridge, used 40-foot ladders instead of 32-foot ones, and had a dedicated safety supervisor during ladder work.

How long did the work take?

Two days on site, April 13 and 14, 2026.
