Gutter Installation, Guards, and Repair in Lynnwood, WA
On a lot of Lynnwood homes, every downspout drops into a pipe in the ground, and those buried lines are as old as the house. So when we replace gutters here, we spend as much time on where the water goes after the downspout as on the gutters. High Point Gutter has done that work across Lynnwood since 2016, from Alderwood to Martha Lake.
For more on each service, see our pages on new and replacement gutters, Alu-Rex guards, and repair work.
Downspouts That Disappear Into the Ground
Much of Lynnwood was built out in subdivisions where the builder ran every downspout into an underground drain line. That works until the line clogs, cracks, or gets crushed by a tree root. Then the water backs up the downspout, spills over the gutter, and soaks the ground right next to the foundation.
So on a Lynnwood replacement we check each drain before we hook a new downspout to it. A good line gets a tight transition from the downspout into the 4-inch pipe. A line that no longer goes anywhere gets capped so it cannot collect debris or water, and that downspout is pointed out onto a splash block or extension instead.
Fascia-Style Gutters and Tired Fascia Boards
Fascia-style gutters are common on Lynnwood split-levels and ramblers. The gutter forms the finished front edge of the roof, so it has to match. We run both narrow-bead and wide-bead fascia-style profiles on site, which means a partial replacement can line up with the gutter you are keeping.
Behind many original gutters, the fascia board has had decades of drips. Where the wood is soft we replace it. Where it is sound but out of shape, we can wrap it in steel and use wedges to set the new gutter level, so it carries water to the downspout instead of following the curve of an old board.
Condos, Townhomes, and HOA Buildings
Lynnwood has a lot of condo and townhome communities, from older complexes near the mall to newer buildings going up around the light rail station. We work with boards and property managers on gutter projects that cover several buildings at once.
Those jobs rarely need the same fix on every roof. One building might need a full tear-off while the one next to it only needs its worst runs replaced. We price each building on its own and put it all in one plan, so the board can approve the whole project or phase it over a couple of budget years.
Lynnwood Areas Our Crews Cover
Alderwood. Neighborhoods around the mall and up toward the freeway, mostly 1960s through 80s homes with original gutters and buried drains.
City Center. New apartments and townhomes near the light rail station alongside older homes that are due for their next set of gutters.
Scriber Lake. Homes close to the park and the wetland, where the ground stays wet and downspout water needs to go somewhere it will not pool.
Lake Serene. Lakeside streets with big trees close to the roofline, where guards keep the needles out of the gutters.
Martha Lake. The unincorporated area north of town, with a mix of 1970s homes and newer subdivisions, and plenty of full replacements.
North Lynnwood. Split-levels and ramblers on wooded lots, where fascia-style gutters and older drain lines come up on almost every visit.
Cedar Valley. Residential streets under tall cedars and firs, with heavy needle drop every fall and winter.
Swamp Creek. Homes along the creek on the east side, where downspout water in a heavy rain needs a working drain or a long extension.
Recent Lynnwood Jobs From Our Records
A few Lynnwood jobs from the last two years.
Two Condo Buildings, One Plan. A full 5-inch K-style replacement on one building and a partial on the next, with Double Pro covers installed on both. The sound runs on the second building stayed in place.
Upsized to 6-Inch. About 260 feet of old gutter replaced with 6-inch K-style, larger 3x4 downspouts, hand-mitered corners, and new flashing at the roof edge. Each downspout was transitioned into the existing 4-inch drain lines.
Wide-Bead Fascia Match. A partial replacement in wide-bead fascia-style gutter that lines up with the runs the homeowner kept. Existing downspouts were hooked back up, and two drain lines that no longer worked were capped.
Steel-Wrapped Fascia. Before 90 feet of new 5-inch gutter went up, the fascia was wrapped in 24-gauge steel and shimmed with wedges to set the slope. Double Pro covers went on top.
Guards on Gutters Worth Keeping. Only 14 feet of gutter was beyond saving, so that section was swapped out and covers went on the more than 200 feet of existing gutter that was still in good shape.
Rerouted and Quieter. A partial 5-inch replacement where a downspout was moved and cut into an existing drain line, an unused line was capped, and a noise reducer was fitted inside a downspout that drummed in heavy rain.
