High Point Gutter replaced the full gutter system on a single-story north Seattle home, its detached garage, and a backyard shed: 268 linear feet of 5-inch K-style aluminum in Harvest Brown, with 70 feet of downspouts and eight hand-mitered corners. The property sits beside a stand of tall conifers, so the homeowners also added 206 feet of DoublePro gutter covers on the house. The garage and shed got new gutters but stayed uncovered.

The situation
The homeowners booked a service assessment for August 7. The property has three roofed structures, the house, a detached garage, and a shed, and all three were due for new gutters. Tall conifers stand right at the edge of the lot, close enough that branches reach toward the house roofline.
What High Point found
Two details from the assessment shaped the scope. First, the roof edge had a gap between the drip edge and where the top of a new gutter would sit. The scope High Point wrote calls this the light gap: a space that lets water get behind the gutter instead of into it. Second, the homeowners wanted gutter covers on the house but not on the garage or shed, which set the cover footage at 206 of the 268 feet.
The estimator also flagged one contingency for the crew: bring 1×6 fascia board to the job in case any section needed replacing once the old gutters came down. Fascia repair was priced separately and only if needed.
What we recommended and why
High Point recommended a full gutter replacement across all three structures rather than repairing sections. All 268 feet of the old system came down and went out for recycling, and new 5-inch K-style gutters went up in their place. High Point’s standard installation uses .032 gauge aluminum with hidden hangers, and every corner is hand-mitered on site rather than assembled from pre-made box miters.
To close the light gap, the crew installed 54 feet of counter flashing tucked behind the existing drip edge. The flashing bridges the space between the roofline and the top of the gutter so runoff lands in the trough. It is a small line item that closes off one of the ways water ends up behind a gutter.
For the downspouts, two custom offsets were fabricated in-house at 2 inches and 5 inches. Offsets are the angled sections that bring a downspout back flush against the wall where the roof overhang pushes the gutter outward.
Covers on the house, not the outbuildings
The homeowners chose 5-inch DoublePro gutter covers for the 206 feet of gutter on the house and left the garage and shed open. With conifers standing over the property, the house runs were the ones they wanted protected. DoublePro is a continuous hanger with a built-in cover, so it goes on as part of the gutter installation rather than as a separate retrofit. The manufacturer backs it with a 45-year clog-free warranty.
How the project was completed
The job was scheduled a little over three weeks after the assessment. The scope covered removing the old gutters and downspouts from all three structures, installing the counter flashing, running the new 5-inch gutter in seamless lengths with the eight corners mitered on site, hanging the downspouts and offsets, and seating the DoublePro covers on the house runs. Work ran August 31 and September 1, 2026, and the job closed out September 2.

This project fell in the $6,700 to $11,100 range. That covered 268 feet of new gutter across three structures, 70 feet of downspouts, eight mitered corners, counter flashing, custom offsets, removal and recycling of the old system, and 206 feet of DoublePro covers.
Where a replacement lands in that range depends mostly on total footage, the number of corners and downspouts, whether covers are included, and how many separate structures the crew has to work on. The covers were roughly a third of this project’s cost. This range reflects the scope of this completed project and is not a current quote.
What homeowners with similar homes should know
If you have a house plus outbuildings, it is worth pricing all of them in one visit. The crew, the ladders, and the gutter machine are already on site, and matching color across every structure is simpler when the coil comes off the same roll. It also means the garage and shed are not left on a different replacement schedule than the house.
Covers do not have to be all or nothing. On this project, covering the house and leaving the outbuildings open kept the cover footage to 206 feet and the cost with it. Ask your estimator to walk the lot and point out which runs actually collect debris.
