High Point Gutter cleaned the gutters and downspouts on a two-story Everett home that sits under mature fir trees, blew the accumulated needles off the roof, applied a zinc sulfate moss treatment, and cleaned the skylight. The situation
The assessment was May 28. The house is a two-story home with wood siding, and large firs stand directly over it on more than one side. The roof has several inside valleys where roof planes meet, and the assessment photos show those valleys filled with needles. On one run the gutter against the house wall had enough material in it that plants were growing out of it. Moss was visible on the shingles, and a drift of needles had collected on the roof around the skylight.
What High Point found on the roof
Once the needles were off, the crew found two holes in the shingle roof. One is a torn shingle near a roof penetration. The other is an opening in a shingle with the wood underneath exposed. The crew’s job note from that day reads: “Let the client know about the two holes in her roof.” Neither hole would have been visible under the needle layer, and neither is a gutter item. Roofing is outside the scope of a gutter visit, so the crew’s role was to document them and tell the homeowner so a roofer could look at them before the wet season.
What was done
Gutter and downspout cleaning. The crew hand-cleared the troughs, including the run with plants rooted in it, and cleared the downspouts so water would flow through to grade.
Roof blow-off. The crew used gas blowers to clear the loose needles from the roof surfaces and out of the valleys, then cleaned up what came down. High Point recommends the blow-off alongside gutter cleaning and before a moss treatment, because clearing the roof first stops the next rain from washing the needle load straight back into the clean gutters.
Moss treatment. The crew applied a white powdered zinc sulfate monohydrate along the roof. High Point sells this as a treatment, not a removal: the moss is treated in place and weathers off with rain over the following weeks, and the white residue visible in the photos is expected while that happens, per the product description. For roofs with thick moss or discoloration, High Point recommends a soft wash instead; on this home the homeowners went with the treatment.
Skylight cleaning. The outside of the skylight pane was cleaned while the crew was on the roof.
Project cost range
This project fell in the $600 to $1,000 range. That covered the gutter and downspout cleaning, the roof blow-off, the moss treatment, and the skylight cleaning, all in one visit.
Cleaning visits price by what is on the roof and how much of it there is. A gutter-only cleaning on a single-story home without trees is the low end. This home had two stories, a full needle load in the valleys, moss, and a skylight, and each of those added a line. This range reflects the scope of this completed project and is not a current quote.
What homeowners with similar properties should know
Under firs, the valleys fill first. On this home the inside corners where roof planes meet were holding the deepest needle layer, and the gutters below them were the fullest. If you can see needles building in a valley from the ground, the gutter under it is likely worse.
A cleaning is also a roof inspection you did not have to pay for separately. Two roof holes surfaced here only because the needles came off. If your roof has not been cleared in a while, ask the crew to tell you what they see up there.
Plants growing out of a gutter mean the trough has held wet material long enough to root. That run may have been holding wet material against the fascia, and it is worth checking that wood once the gutter is clear.
