High Point Gutter cleaned the gutters on a multi-building condominium complex in Renton for its HOA. The crew also looked into why water was not getting into the gutters in some areas. On the lower section of the complex, they hand-cleaned 1,146 feet of gutter across 12 buildings and blew off the roofs and gutter guards on two more. On the upper section, they inspected the full gutter system, did roof diverter work above three units, and replaced a damaged downspout extension. Their finding: debris was getting trapped against the gutter screens so water couldn’t get in. The work ran April 6 and 7, 2026.

What the HOA asked for

The request came in as an assessment for cleaning and repair. At the February 11 visit, the estimator mapped the complex into a lower section and an upper section. The assessment photos show gutters packed with leaves and screens buried under wet debris. The estimator also noted specific units on the upper section where water was not getting into the gutter. The HOA signed the quote on March 28.

How the work was scoped

The quote split the complex by what each area needed. Twelve buildings on the lower section got full gutter and downspout cleaning, 1,146 feet in all. Two buildings on the lower section already had gutter guards. For those, the quote specified guard cleaning only, a blow-off of the roof and guards along 320 feet. Two more buildings were left out unless the HOA asked for them.

The upper section was scoped as a diagnosis. That meant a full inspection for failing diverters and clogged gutters or downspouts, plus diverter work above three specific units. At one unit, a downspout extension at ground level had been damaged and removed. The quote replaced it with 6 feet of 3×4-inch downspout in weathered bronze. That size moves water at twice the rate of standard 2×3-inch downspout.

What the crew found on the roofs

Day one was the lower section. The technician worked it alone, cleaning the gutters and blowing off the roofs, and filled nine large bags with debris. The technician’s note says only one run of gutter on that section had screens.

Day two on the upper section is where the diagnosis came from. According to the crew’s April 7 note, the roofs had five or six different styles of diverters. Most of the problem came from screens clogged with debris that the diverters were holding in place, which left water no way into the gutter. On the low-slope membrane roofs, the crew also saw areas that appeared to hold water all the time. Those spots left pools of water and debris that they judged could plug the roof drains in a heavy rain.

What High Point recommended next

Cleaning and diverter adjustments dealt with the immediate backups. The crew’s notes also lay out longer-term fixes for the HOA to consider:

  • Upper section: remove the diverters and give each roof pipe its own collector box feeding a 3×4-inch downspout, so the pipes stop emptying onto the roof and into the screens.
  • Lower section: re-slope the gutters and add gutter guards. Two buildings there have black Leaf Exterminator guards installed by High Point.
  • Membrane roofs: have a roofer check how the membrane slopes toward the drains, to cut down on the ponding and clogging the crew saw.

The crew referred the roofing question to a roofer rather than quoting it as gutter work.

Commercial gutter cleaning cost in Renton, WA

This project fell in the $2,200 to $3,600 range. That covered cleaning 1,146 feet of gutter on 12 buildings, blowing off the roofs and guards on two more, the inspection of the upper section, diverter work at three locations, and the new 3×4-inch downspout extension.

On a complex like this, footage drives most of the price. The 1,146-foot cleaning was the largest line on the quote. Guard-only buildings cost less per foot than full cleanings, and inspection and diverter work are priced per location. This range reflects the scope of this completed project and is not a current quote.

What HOAs and property managers should know

A guard or screen stops working if debris gets pinned against it. On this complex, the diverters meant to steer water were holding the debris in place. Cleaning alone won’t fix that. The source of the water needs a different route.

Scope a complex by building, not as one lump sum. This quote treated guarded buildings, unguarded buildings, and problem units differently, and each got only the work it needed.

Some drainage problems start on the roof. When water ponds on a membrane roof, that is a question for a roofer.
